We were appointed by Glasgow West Housing Association to deliver internal and external decoration to 40 tenement closes in Glasgow’s west end. Internal decoration and associated repairs are carried out to communal stairwells and landings with properties ranging from three to six storeys high, with external decoration and repairs to close entrance doors, render walls, metal railings, fencing and rainwater goods.

We have 4-8 painting operatives on-site at any one time depending on the programme requirements – this number is increased when scaffold is required to access high level areas.
We have encountered a challenge regarding the height of some of the buildings which means that fixed scaffolding needs to be positioned on some top levels of the closes, with the height of the scaffold restricting residents and visitors accessing the flats. Through close communication with the client and residents, we programme these parts of the works to coincide with times that the residents are not going to be at home, with the scaffolds dropped to the working height during this time and raised back to full height before residents are due to return. This also requires close coordination with the scaffolding contractor who is required to have operatives on-site during this period for the scaffold alteration.
Whilst we have scaffolds erected in the closes, we carry out an inspection of all elements at height including roofline components, plasterwork, lighting and windows. If any defects are noted, we inform the client which gives them the opportunity to instruct any remedial works/repairs to be carried out either by their own in-house repair team or by us, whilst the scaffold is still in place, therefore maximising efficiency and value for money.
