We were tasked with removing the existing EWI (external wall insulation) system and replacing with new at a block of flats in Fareham. Our process to undertake the work was to firstly erect scaffold to the front and rear of the block, followed by the stripping out of asbestos fascias and soffits with installation of new uPVC. We removed all previous render and insulation and replaced with a new EWI system to comply with new regulations. We then replaced all guttering and downpipes and replaced all gullies by building out the existing flat roof, insulating and installing new baton and felt. We replaced all windows with uPVC and redecorated all previously painted surfaces. Plumbing work was undertaken to the internals of the flats to eliminate any chance of leaks. We also removed old electrics to the external of the properties, replacing with new.
8 Weeks
The works were carefully programmed in detail to accommodate each stage whilst taking into account resident requirements and to ensure coordination between the many trades. We allocated 4x scaffolders, 4x builders, 2x uPVC fitters, 2x asbestos removal specialists, 3x roofers, 1x plumber/gas engineer, 1x electrician and 2x painters to deliver the project with all specialist subcontractors fully integrated into the contract delivery team and managed on-site by Trident daily.
Section 20 consultation took place between the Council and the residents due to the block housing leaseholders. We then sent 30, 14 and 7 day notification letters giving details of the works to be undertaken with personal visits to ensure full safety, security and understanding.
Inclement weather conditions posed a challenge in trying to maintain programme, and after exposing the walls and the eaves we noticed that the roof was rotten, so we needed to have the roof repaired before we were able to complete our contracted works.
Fareham Borough Council was very happy with the outcome, especially with the extra works completed and the timescale in which the project was completed.
